What’s in a Water Report?

Your home’s water, measured: how long a boat each berth takes after any side setbacks, your frontage, the width of your canal, or the name of the open water you’re on, and your route to the ocean, bridge by bridge. Where we can value the home, an expected sale price range. Then how your home compares with its neighborhood, the market, its sun and the rules for your dock.

Will my neighbors see my numbers?

They can’t open your report. Without the code we send you or your private link, your home’s page masks every measurement and the price, leaving only public county facts like beds, baths and year built, and a map of your water. Unlocking opens it in your browser only, and the Forward button on your report emails the link and code together, so share it only with people you want to have it.

Do I have to pay or sign anything?

No. There’s nothing to pay or sign, and asking for a report doesn’t list your home or sign you up for listing alerts. Bimio is a waterfront search site run by a licensed real estate agent.

How do I get my access code?

Open the private link if we sent you one. Otherwise search your address, open your home’s page and tap Request Access with your name and a phone number or email. We confirm your ownership, then send you your code. Enter it on your home’s page and that browser keeps the report open for 180 days.

Why doesn’t my home have a report?

Reports cover single-family homes and residential lots in the Fort Lauderdale-area neighborhoods with a page on Bimio, where we’ve measured the water and a route to the ocean under no fixed bridge. Condos, townhomes and homes for sale don’t get one. If your address shows up without a report, tap it to ask for one; if it doesn’t, tap “Not finding your home?” and send us the address.

Does “fits up to” mean my boat will actually fit?

Only for length. A boat that long fits along your seawall once any side setbacks come off; your canal’s width sets a separate limit on how far a dock and boat may reach, and depth isn’t stated, because no public survey is reliable enough. We’ll measure the depth at your dock if you ask.

What if my frontage or canal width looks wrong?

Tell us: text, call or email from the foot of your report. Its Sources section says where your frontage, width and setback figures came from, usually our hand-reviewed tracing of your seawall and the wall across the water, sometimes county or state parcel lines or satellite imagery, and a width we estimated is marked “(estimated)”.

How accurate is the expected sale price?

It’s an estimate, not an appraisal, which is why the report gives a range rather than one number. The range’s width comes from how far our estimates have missed past sales in your home’s price band, and a sale can still land outside it. The tile says how many sales and listings it rests on and the date of the estimate.

I’ve renovated. Does the price know?

Not necessarily. The estimate knows your house from county records and, where there is one, its last sale, and both can predate recent work. Tap “Request a realistic list price and expected days on market” under the range and tell us what you’ve done; we’ll come back with a list price, the days on market to expect and a plan to market the home.
